A resort that size and scale will take  at least five years to find its footing and get to where it was no longer  losing money. That assumes the owners would have real operational  experience at something near that scale and a very large customer base  at any level, but especially at the high end. <strong>Steve Wynn<\/strong> with <strong>Kirk  Kerkorian<\/strong>&#8216;s bankroll would have had trouble making it work.<\/div>\n<div><\/div>\n<div id=\"yui_3_7_2_1_1362686689588_11295\"><strong>\u2022 In that regard<\/strong>, I  see the <strong>Cosmopolitan<\/strong> as being very similar, with one major\u00a0difference:  Cosmo was NEVER intended to wind up as anything other than a part  of <strong><img loading=\"lazy\" class=\"alignright size-medium wp-image-4105\" title=\"Cosmo 1978\" src=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2010\/07\/Cosmo-1978-269x300.jpg\" alt=\"\" width=\"269\" height=\"300\" srcset=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2010\/07\/Cosmo-1978-269x300.jpg 269w, https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2010\/07\/Cosmo-1978-134x150.jpg 134w, https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2010\/07\/Cosmo-1978.jpg 450w\" sizes=\"(max-width: 269px) 100vw, 269px\" \/>CityCenter<\/strong>. I will go to my grave convinced that it was conceived  with the intent of making it a part of CityCenter,\u00a0that it can never\u00a0make  money\u00a0as anything other than a part of CityCenter. I will be surprised if it  will ever show a profit, even after any service on the cost of  construction is removed. Cosmo&#8217;s explanation of it&#8217;s financial  performance is &#8220;Just the right amount of wrong&#8221; and it will  ultimately wind up being a part of CityCenter. As far as the current  condition of the Fontainebleau physical plant goes, I have no fears about some kind of  waterlogging or weather deterioration having made it unusable, or having  any real effect for at least <span><span><!--more--><\/span><\/span>another eight-10 years. That dry <strong>Nevada<\/strong> air is  very preservative.Unlike say, <strong>Detroit<\/strong> on the shores on the <strong>Great  Lakes<\/strong>. It may become unsightly, but not unusable. But it must be  considered that it may have become a stripped-out shell. It\u00a0has been  hinted that\u00a0almost all of the wiring &#8212; and\u00a0anything else of value &#8212; have  been removed. This makes the cost of finishing it\u00a0out for any  occupancy\u00a0<strong>A<\/strong>) expensive and <strong>B<\/strong>) difficult to determine.<\/div>\n<div><\/div>\n<div id=\"yui_3_7_2_1_1362686689588_11298\"><span><span><img loading=\"lazy\" class=\"alignright size-medium wp-image-10563\" title=\"echelon-again\" src=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2013\/03\/echelon-again-300x219.jpg\" alt=\"\" width=\"300\" height=\"219\" srcset=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2013\/03\/echelon-again-300x219.jpg 300w, https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2013\/03\/echelon-again-150x109.jpg 150w, https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2013\/03\/echelon-again.jpg 670w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/><\/span><\/span>\u2022 <strong>The biggest factor<\/strong> in the  completion of Fontainebleau (and the thing that is overlooked the most) is the fact that it is so far along that\u00a0whatever is put there has  to\u00a0look like\u00a0that godawful, ugly\u00a0building. The big advantage of the  <strong>Echelon<\/strong> (<em>right<\/em>) purchase was the fact that it had a solid foundation that would  be very flexible for different grand designs. I am 99% sure that  Fountainebleau will never be finished, and ultimately will be dismantled  and removed. As an unabashed <strong>Boyd Gaming<\/strong> lover, I  think the best thing that can happen to the <strong>Riviera<\/strong> is for Boyd to buy  it, for the following reasons: It an old but solid enough property. (It  is much cleaner and nicer than <strong>Circus Circus<\/strong> across the street.) The  biggest positive of the Riviera name is the same as the <strong>Stardust <\/strong>name  and the same as what I see as the\u00a0deepest Boyd customer base: The Post-War Generation. It would be nice for Boyd to have a presence on the  Strip, but not necessary.<\/div>\n<div><\/div>\n<div>\u2022 <strong>And Boyd\u00a0has a large<\/strong>, and growing,\u00a0customer  base located outside of <strong>Las Vegas<\/strong>. You can bet those grandmas in <strong><img loading=\"lazy\" class=\"alignright size-full wp-image-6232\" title=\"boyd-gaming-200\" src=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2011\/04\/boyd-gaming-200.jpg\" alt=\"\" width=\"80\" height=\"80\" \/>Dallas<\/strong>,  <strong>Memphis<\/strong> and <strong>Chicago<\/strong>, etc., regard the Riviera as the\u00a0&#8220;Bee&#8217;s Knees&#8221; and  would\u00a0think nothing of dropping $5k to win a free trip there: a  larger customer base than the Riviera has ever had, and probably the  largest base that does not currently have a Strip &#8220;home.&#8221; I fear the Riv  has the smallest customer list of any Strip property of its size, and  that has hurt it in the last decade.<\/div>\n<div><\/div>\n<div id=\"yui_3_7_2_1_1362686689588_11302\"><span><span><img loading=\"lazy\" class=\"alignleft size-medium wp-image-9064\" title=\"SLS_LV-Splash_v2\" src=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2012\/05\/SLS_LV-Splash_v2-300x180.jpg\" alt=\"\" width=\"300\" height=\"180\" srcset=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2012\/05\/SLS_LV-Splash_v2-300x180.jpg 300w, https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2012\/05\/SLS_LV-Splash_v2-150x90.jpg 150w, https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2012\/05\/SLS_LV-Splash_v2-1024x615.jpg 1024w, https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2012\/05\/SLS_LV-Splash_v2.jpg 1600w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/><\/span><\/span>\u2022<strong> Finally, a couple of words<\/strong> about  <strong>Sahara\/SLS<\/strong>:\u00a0A couple of the biggest, most-skeptical questions I hear about the  reopening are, first, <strong>sbe entertainment<\/strong> sold everything out\u00a0of the inside (including  the escalators!), so it will be super-expensive to refit.\u00a0And <strong>Sam Nazarian<\/strong> sold the customer list to <strong>MGM Resorts International<\/strong>, so the won&#8217;t have any customers to draw  from. In regards to the first point. most  of what was inside was so old that it could easily be possible that replacing  it would be so much\u00a0cheaper, with regard to maintenance and  operational cost, that it\u00a0could be a net win in as little as two years.
