{"id":18713,"date":"2016-08-18T11:54:19","date_gmt":"2016-08-18T19:54:19","guid":{"rendered":"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/?p=18713"},"modified":"2024-02-20T02:07:08","modified_gmt":"2024-02-20T10:07:08","slug":"wynn-overextended-in-macao","status":"publish","type":"post","link":"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wynn-overextended-in-macao\/","title":{"rendered":"Wynn: Overextended in Macao?"},"content":{"rendered":"<p><strong>Daiwa Securities Group<\/strong> put &#8220;sell&#8221; ratings on <strong>Wynn Macau Ltd<\/strong>. and <strong>Sands China<\/strong>, arguing that projections that the <strong>Wynn Palace<\/strong> and <strong>Parisian<\/strong> megaresorts would reverse declines in <strong>Macao<\/strong> gambling \u201cremain overly optimistic.\u201d Analysts <strong>Adrian Chan<\/strong> and <strong>Jamie Soo<\/strong> wrote that the market <a href=\"http:\/\/www.ggrasia.com\/market-too-rosy-re-wynn-palace-parisian-bounce-daiwa\/\" target=\"_blank\" rel=\"noopener noreferrer\">was being overly roseate<\/a> regarding &#8220;the ability of new properties <img loading=\"lazy\" class=\"alignright size-medium wp-image-7935\" src=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2011\/11\/steve-wynn-1-300x225.jpg\" alt=\"steve-wynn-1\" width=\"300\" height=\"225\" srcset=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2011\/11\/steve-wynn-1-300x225.jpg 300w, https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2011\/11\/steve-wynn-1-150x112.jpg 150w, https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2011\/11\/steve-wynn-1.jpg 400w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/>to grow the overall market; the ability of the operators to capture a disproportionate share of the market from their new openings; and the operators collective ability to defend their market share when competitors open new properties.\u201d They were particularly skeptical of <strong>Wynn Palace<\/strong>, writing, \u201cthere is no conclusive evidence over Wynn Macau\u2019s 10-year track record in Macau that shows the success of its properties in taking market share or driving incremental demand &#8230;\u00a0Indeed, <strong>Wynn<\/strong> [<strong>Resorts<\/strong>] has been steadily losing market share since Wynn Macau opened in 2006. At its peak, Wynn Macau accounted for more than 17 percent of Macau\u2019s total [gross gaming revenue]. Today it accounts for around 10 percent, or around half of the figure eight years ago.\u201d (<strong>Steve Wynn<\/strong> has declined to predict what the megaresort&#8217;s break-even point or return on investment will be.)\u00a0\u201cThat Wynn is able to shift 250 tables to <strong>Cotai<\/strong> is really telling in terms of how much demand has slackened over the past couple years,\u201d added <strong>Union Gaming Group<\/strong> analyst <strong>Grant Govertsen<\/strong>. He thinks Wynn Palace can limp along with an emaciated table-game repertory for a year or two but that, starting in 2018, prospects get fairly dicey.<\/p>\n<p>He also opines that the government will, in effect, rub Steve Wynn&#8217;s nose in it for calling its table game policy \u201cthe single most counter-intuitive and irrational decision that was ever made\u201d\u00a0by <!--more-->making bigger table-game outlays to rival properties. (Wynn has drastically changed his tune, now warbling,\u201cWe have nothing but gratitude for the opportunity we have had here. Any other response would be ridiculous, irresponsible and a lie. It is that simple. I owe <strong>China<\/strong>, China doesn\u2019t owe me.&#8221;)<\/p>\n<p>\u201cBased on our math, the government will have 947 table games remaining under a table cap first announced in 2012 after accounting for all the tables that have already been <img loading=\"lazy\" class=\"alignright size-medium wp-image-17311\" src=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2015\/12\/the-parisian-300x194.png\" alt=\"the-parisian\" width=\"300\" height=\"194\" srcset=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2015\/12\/the-parisian-300x194.png 300w, https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2015\/12\/the-parisian-150x97.png 150w, https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2015\/12\/the-parisian.png 580w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/>granted post-2012, including 150 to Wynn Palace,\u201d he wrote.\u00a0\u201cUnder the assumption that Parisian Macau, MGM Cotai and <strong>Grand Lisboa Palace<\/strong> each get 250, this would leave the government with 197 tables in its pocket that could be granted, or not granted, as it sees fit.\u201d <a href=\"http:\/\/www.bloomberg.com\/news\/articles\/2016-08-17\/wynn-palace-no-place-for-kids-as-new-casino-raises-luxury-bar\" target=\"_blank\" rel=\"noopener noreferrer\" class=\"broken_link\">Wynn is trying to spin his stingy table allocation as a positive<\/a>, saying &#8220;it&#8217;s better to be underspread than overspread.&#8221; One hopes so, for his sake, as Wynn Palace puts his <strong>Las Vegas<\/strong> properties to shame <a href=\"http:\/\/www.scmp.com\/destination-macau\/article\/2005611\/first-look-inside-us42-billion-wynn-palace-ahead-its-grand-opening\" target=\"_blank\" rel=\"noopener noreferrer\">in terms of lavishness<\/a>: $200 million in art and a spa that offers a golf-leaf-and-crushed-diamonds facial treatment (yours for $450). Yet for all the outlay, including the exportation of three restaurant brands (<strong>Wing Lei<\/strong>, <strong>Andrea&#8217;s<\/strong> and <strong>SW Steakhouse<\/strong>) from <strong>Wynncore<\/strong>, gambling still accounts for 80% of the profit in Macao, at least if MGM <strong>Mirage Resorts International<\/strong> CEO <strong>Jim Murren<\/strong> is to be believed (85% at <strong>Galaxy Entertainment<\/strong>, according to President <strong>Michael Mecca<\/strong>, down from 99%).<\/p>\n<p>Speaking of Grand Lisboa Palace, owner <strong>Sociedade de Jogos de Macau<\/strong> is feeling the pinch, just coming off a 39% plummet in profit over the first half of 2016. Many SJM customers <a href=\"http:\/\/asia.nikkei.com\/Markets\/Equities\/Cambodia-s-casinos-pulling-Chinese-away-from-Macau\" target=\"_blank\" rel=\"noopener noreferrer\" class=\"broken_link\">are taking their business to other countries<\/a>, such as <strong>Cambodia<\/strong>, among others.\u00a0CEO <strong>Ambrose So<\/strong> says the Cotai property can hold 700 tables <a href=\"http:\/\/www.ggrasia.com\/grand-lisboa-palace-wont-abandon-vips-angela-leong\/\" target=\"_blank\" rel=\"noopener noreferrer\">and plans to apply for 500<\/a>. Good luck with that, comrade. Of course, with a plethora of casinos in downtown Macao, there&#8217;s no shortage of tables SJM could raid to staff up Lisboa Palace. The company&#8217;s sticking by its VIP emphasis, although the numbers would seem to indicate it really needs to drive up its mass-market business.<\/p>\n<p>As for <strong>Galaxy Macau<\/strong>&#8216;s Phase 2 and <strong>Melco Crown Entertainment<\/strong>&#8216;s <strong>Studio City Macau<\/strong>, the analysts observed that they had captured slightly more than 1% additional gross gaming revenue, while adding 4% to 6% in new gambling capacity. Soo and Chan concluded that &#8220;the street still <img loading=\"lazy\" class=\"alignleft size-medium wp-image-16588\" src=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2015\/08\/wynn-palace-macau-image_large-300x212.png\" alt=\"wynn-palace-macau-image_large\" width=\"300\" height=\"212\" srcset=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2015\/08\/wynn-palace-macau-image_large-300x212.png 300w, https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2015\/08\/wynn-palace-macau-image_large-150x106.png 150w, https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2015\/08\/wynn-palace-macau-image_large.png 580w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/>underestimates the significant impact of the operators\u2019 cannibalization of their own properties on the back of the new property openings.\u201d Also, while Steve Wynn has been talking up the affordability of Wynn Palace (\u201cThe difference between the least expensive room here and the least expensive room in the city is very tiny.\u201d), <strong>Morgan Stanley<\/strong> analysts ran the numbers and found Wynn Palace&#8217;s rooms to be the third-most-expensive in Macao, behind only Galaxy Macau&#8217;s <strong>Banyan Tree<\/strong> and <strong>Ritz-Carlton<\/strong>. While $300 gets you a Wynn Palace room, Studio City is offering a room, ferry tickets and free admission to two rides &#8230; for $130.<\/p>\n<p>In a related aspect, Govertsen believes that the Macanese government <a href=\"http:\/\/www.reviewjournal.com\/business\/casinos-gaming\/wynn-resorts-shifting-table-games-new-macau-resort\" target=\"_blank\" rel=\"noopener noreferrer\">will be generous with table games<\/a> to <strong>Sheldon Adelson<\/strong>, writing,\u00a0\u201cAs it relates to the Parisian, and in the context of the government\u2019s explanation, no operator has historically focused more on nongaming and family-style entertainment than Sands China and we think Parisian will be no different, not to mention it is bringing online about 3,000 hotel rooms that are not five-star, as we believe the government wants more affordable rooms in market.\u201d<\/p>\n<p>Chan and Soo weren&#8217;t the only Cassandras on the scene. Earlier this week, <strong>Nomura International<\/strong> analysts issued a note saying they were &#8220;concerned&#8221; by the high expectations being placed on Wynn Palace, <a href=\"http:\/\/www.ggrasia.com\/impact-of-coming-new-cotai-casinos-overdone-nomura\/\" target=\"_blank\" rel=\"noopener noreferrer\">particularly the $430 million return on investment<\/a> (roughly 10%) being projected. Galaxy Macau and Studio City are limping along at $100 million ROI at present. \u201cExpectations have risen to a pretty stretched level, especially for Wynn Palace, so has the share price which left these stocks with limited scope for execution errors or potential demand disappointment,\u201dsaid Nomura&#8217;s <strong>Richard Huang<\/strong>. Has Steve Wynn bitten off more than he can chew?<\/p>\n<p>*\u00a0<strong>Rivers Casino<\/strong> in <strong>Schenectady<\/strong> held the usual, meaningless hard-hat tour for local media. There&#8217;s almost no way to get a sense of the finished product from these events. A few nuggets of information were gleaned this time, however. There will be sweeping river views, favoring the convention and banquet areas. Also, the hotel is running behind schedule as its room capacity creeps upward from 150 to 165.
