{"id":3939,"date":"2010-07-01T13:46:03","date_gmt":"2010-07-01T21:46:03","guid":{"rendered":"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/?p=3939"},"modified":"2010-07-01T14:19:14","modified_gmt":"2010-07-01T22:19:14","slug":"cosmo-blueprint-for-failure","status":"publish","type":"post","link":"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/cosmo-blueprint-for-failure\/","title":{"rendered":"Cosmo: Blueprint for failure?"},"content":{"rendered":"<p><img loading=\"lazy\" class=\"alignleft size-full wp-image-2658\" title=\"cosmopolitan-las-vegas\" src=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2010\/03\/cosmopolitan-las-vegas.jpg\" alt=\"\" width=\"207\" height=\"331\" srcset=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2010\/03\/cosmopolitan-las-vegas.jpg 207w, https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2010\/03\/cosmopolitan-las-vegas-93x150.jpg 93w, https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2010\/03\/cosmopolitan-las-vegas-187x300.jpg 187w\" sizes=\"(max-width: 207px) 100vw, 207px\" \/>Geez, I&#8217;ve not been feeling pessimistic about the Dec. 15 debut of the <strong>Cosmopolitan<\/strong> &#8230; until somebody forwarded me a copy of a <strong>Bill Lerner<\/strong> analysis of the property. <em>Now<\/em> I&#8217;m worried.<\/p>\n<p>After walking the place, Lerner found it to be &#8220;<span><span><span style=\"font-family: arial; color: black; font-size: x-small;\"><span style=\"font-family: arial; color: black; font-size: x-small;\">very nice, typical of new gaming development  globally these days from a fit-out perspective. The narrow 8+-acre parcel results in a  vertical build, compacting the resort with a different feel given shorter  distances  between points. The re-engineered plan that moved gaming square footage to  street level and retail to mezzanine level is sensible and will be relatively helpful  for not-overly-relevant walk-in business. The room product is quite nice  with boutique feel and unique with functional balconies.&#8221;<\/span><\/span><\/span><\/span><\/p>\n<p>However, the Cosmo&#8217;s pricing strategy &#8212; i.e., <a href=\"http:\/\/www.lasvegassun.com\/news\/2010\/jun\/30\/cosmopolitan-taking-reservations-december-debut\/\" target=\"_blank\">in the <strong>Wynncore<\/strong> range<\/a> &#8212; seems totally counterintuitive, given both<!--more--> the glut of rooms already on the Strip and the sheer preponderance of the Cosmo itself. <strong>Aria<\/strong> tried that outprice-<strong>Bellagio<\/strong> stuff. Didn&#8217;t work. Strangely, Lerner thinks customers will spurn <strong>CityCenter<\/strong> (well, that kind of already happened) in favor of higher-priced Cosmo and that room rates will follow them upwards. (Personally, I think he&#8217;s overly dismissive of the importance of walk-in business, something which Aria seemed designed to discourage &#8230; and is probably regretting.)<\/p>\n<p>That&#8217;s a little difficult to credit, especially when Lerner outlines a business plan in which owner &#8220;<span><span><span style=\"font-family: arial; color: black; font-size: x-small;\"><span style=\"font-family: arial; color: black; font-size: x-small;\"><strong>Deutsche<\/strong> [<strong>Bank<\/strong>] opted against a professional gaming brand management structure which may have been a distribution solution  and is pursuing traditional hotel database affiliations, which in the case of  <strong>Planet Hollywood<\/strong> (pre-Harrah\u2019s ownership) wasn\u2019t seemingly of material help.<\/span><\/span><\/span><\/span>&#8221; Also, Cosmo will &#8212; it is reported &#8212; be shying away from volatile high-end play. Considering that the main element driving the limited recovery on Strip is strong play at baccarat and other high-end table favorites, Cosmo against seems to be spitting into the wind. Go figure.<\/p>\n<p><strong>Lerner also complains<\/strong> that the #1 problem affecting the Strip is &#8220;limited-rate [<em>sic<\/em>] leadership&#8221; (read: &#8220;collusion to raise prices&#8221;), adding,<span style=\"color: black;\"><span style=\"font-size: x-small;\"><span style=\"font-family: arial;\">&#8220;<\/span><\/span><\/span><span><span><span style=\"font-family: arial; color: black; font-size: x-small;\"><span style=\"font-family: arial; color: black; font-size: x-small;\">if operators theoretically colluded and took rates  higher we\u2019re not sure demand would be negatively impacted of note<\/span><\/span><\/span><\/span>.&#8221; Wanna bet? I saw two guys staying at <strong>Hooters<\/strong> last night (i.e., already pinching their pennies) toting in six 12-packs of soda into a property that has the nerve to charge $9 for a Joe Average cocktail. This is not an isolated instance, either. I&#8217;ve seen the same kind of thing everywhere from <strong>Imperial Palace<\/strong> to <strong>MGM Grand<\/strong>.<\/p>\n<p><em>Moral<\/em>: Customers have lost their tolerance for Strip price-gouging. They&#8217;re not the sheep Lerner imagines them to be. Artificially inflate room rates and the marginal visitation gains we&#8217;ve been seeing could easily be snuffed. Lerner concludes that he&#8217;s not concerned about the Cosmo&#8217;s impact on Vegas. <em>I&#8217;m<\/em> concerned about its impact on itself.<\/p>\n<p><strong>If you enjoy<\/strong> the cuisine of either <strong>Hardee&#8217;s<\/strong> or <strong>Carl&#8217;s Jr<\/strong>., you might want to eat &#8217;em while you got &#8217;em, so to speak. <strong>Apollo Management<\/strong> won a bidding war for parent <strong>CKE Restaurants<\/strong>. Companies purchased by Apollo have a tendency to crater, notably <strong>Realogy<\/strong>, <strong>Linens &#8216;n Things<\/strong> and our own <strong>Harrah&#8217;s Entertainment<\/strong>. Since Harrah&#8217;s CEO <strong>Gary Loveman<\/strong> runs that company in a manner better suited to burger joints, perhaps Apollo supremo <strong>Leon Black<\/strong> can find Loveman a soft landing there &#8230; should <strong>Wall Street<\/strong> ever rebel against Harrah&#8217;s delay-and-diminish strategy toward loan repayment.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Geez, I&#8217;ve not been feeling pessimistic about the Dec. 15 debut of the Cosmopolitan &#8230; until somebody forwarded me a copy of a Bill Lerner analysis of the property.
