It&#8217;s difficult to know with whom to sympathize in this ongoing dispute. Condo depositors want to renegotiate prices (which range all the way up to $9.4 million\/unit) while MGM &#8212; though not unsympathetic &#8212; maintains buyers got a special deal going in and therefore have relatively little cause for complaint.<\/p>\n<p>Good luck trying to renegotiate the price of that Saturn on which you just made a downpayment. MGM needs those condo purchases if <strong>CityCenter<\/strong> is to remain in balance (look what happened to <strong>Fontainebleau<\/strong>, which has sold nary a timeshare). And it <em>really<\/em> can&#8217;t afford to start refunding some of that $313 million that depositors have already placed in the kitty.<\/p>\n<p align=\"left\"><img loading=\"lazy\" src=\"\/userfiles\/Image\/citycenter_las_vegas_green_leed.jpg\" alt=\"\" width=\"449\" height=\"339\" \/><\/p>\n<p><strong>However &#8230;<\/strong> there might be a pragmatic argument to be made for <!--more-->MGM bending to pressure. Condo sales in the valley haven&#8217;t been robust &#8212; a mere 1,172 units in 2007-08 and a measly 52 closings this year. Scarier still, the <em>Wall Street Journal<\/em> notes that 7,000 <em>more<\/em> luxury condo units are under construction as we speak.<\/p>\n<p>There&#8217;s basically no market remaining for high-end condos and every unit that goes on sale dilutes the value of a CityCenter aerie just a little bit more. MGM hasn&#8217;t been ashamed to offer discounts to players and vacationers. Maybe it&#8217;s time to extend that philosophy to condo buyers. If CEO <strong>Jim Murren<\/strong> has to sell a few casinos to make up the difference &#8230; well, so be it.<\/p>\n<p><strong>Not everybody<\/strong> is having a hard time moving property in this market. <strong>J.P. Morgan<\/strong> reports that <strong>Starwood Hotels &amp; Resorts Worldwide<\/strong> just sold its <strong>W San Francisco <\/strong>for 14X cash flow. Geez, try to get <em>half<\/em> that multiple for a Strip property and watch potential buyers yawn in your face.<\/p>\n<p><strong>Bernie Goldstein, R.I.P.<\/strong> Not only are there second acts in American lives, the late Mr. Goldstein proved <a href=\"http:\/\/www.qctimes.com\/news\/local\/article_6560a630-69dd-11de-b41b-001cc4c03286.html\">there are third acts as well<\/a>. The granddaddy of Midwestern riverboat gambling, Goldstein <a href=\"http:\/\/news.prnewswire.com\/DisplayReleaseContent.aspx?ACCT=104&amp;STORY=\/www\/story\/07-06-2009\/0005055080&amp;EDATE=\" class=\"broken_link\">built <strong>Isle of Capri Casinos<\/strong><\/a> into the first company of its ilk with a recognizable brand identity and saw it outlive several of its rivals. If the company&#8217;s business plan went astray in recent years, that doesn&#8217;t diminish <a href=\"http:\/\/www.bizjournals.com\/stlouis\/stories\/2009\/07\/06\/daily2.html\" class=\"broken_link\">the scope of Goldstein&#8217;s achievement<\/a>. Thankfully, the gallus-snapping Goldstein was inducted into the <strong>American Gaming Association<\/strong>&#8216;s <strong>Hall of Fame<\/strong> just in the nick of time.<\/p>\n<p><strong>Congratulations to Roger Thomas<\/strong> for being named the next recipient of the <strong>Jay Sarno Award<\/strong> from <em>Casino Design<\/em> and <strong>G2E<\/strong>. While I&#8217;m not sure it&#8217;s flattering to receive an award named after the man who covered <strong>Caesars Palace<\/strong> with unsightly cement mesh and gave the world <strong>Circus Circus<\/strong>, it&#8217;s the sentiment that truly counts.<\/p>\n<p>Basically, Thomas (<a href=\"http:\/\/www.ratevegas.com\/blog\/2006\/03\/two_way_intervi_1.html\">and architect <strong>DeRuyter Butler<\/strong><\/a>) set the template for the last two decades on the Strip and everybody else has been tinkering around the edges.
