Some of my early reactions can be heard on <strong>KNPR-FM<\/strong>&#8216;s <em>State of Nevada<\/em>. (It&#8217;s amusing to hear how uncomfortable the host gets when I lay into Caesars&#8217; braintrust and the shabby state of its portfolio.) The hoo-ha over the &#8220;observation wheel&#8221; remains a mystery to me, especially when the far-less-obstructed view from the rival <strong>Howard Bulloch<\/strong> Ferris wheel is taken into account. Spending 30 minutes crammed into a gondola with 40 other people doesn&#8217;t sound like fun to me, and I <em>love<\/em> gondola rides. As for its name, &#8220;The Vegas High Roller&#8221; &#8230; <em>oy<\/em>! Nobody spells &#8220;class&#8221; with a capital &#8220;K&#8221; like <strong>Gary Loveman<\/strong>, whose signature project this will be.<\/p>\n<p><strong>There must be a communications department<\/strong> at Caesars tasked solely with devising &#8220;Our Bullshit Story for Today.&#8221; Senior Vice President of Development <strong>Greg Miller<\/strong> was handed his b.s. talking points<!--more--> and <a href=\"http:\/\/articles.latimes.com\/2011\/aug\/18\/business\/la-fi-vegas-caruso-20110818\" target=\"_blank\" rel=\"noopener\">somehow managed to keep a straight face whilst saying<\/a>, &#8220;<em>The conclusion we reached back even before downturn was that we didn&#8217;t need more hotel capacity<\/em>.&#8221; Yup. That totally explains the purchase of <strong>Barbary Coast<\/strong> and the construction of the (empty) <strong>Octavius Tower<\/strong>. Nosiree, Bob! Didn&#8217;t need additional room inventory.<\/p>\n<p><img loading=\"lazy\" class=\"alignleft size-medium wp-image-7393\" title=\"imperialpalace3_t618\" src=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2011\/08\/imperialpalace3_t618-300x193.jpg\" alt=\"\" width=\"300\" height=\"193\" srcset=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2011\/08\/imperialpalace3_t618-300x193.jpg 300w, https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2011\/08\/imperialpalace3_t618-150x96.jpg 150w, https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2011\/08\/imperialpalace3_t618.jpg 618w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/>Although both <strong>O&#8217;Shea<\/strong>&#8216;s and the soon-to-be-ex-<strong>Imperial Palace<\/strong> practically creak with obsolescence, Caesars is eschewing radical changes in favor of <a href=\"http:\/\/www.vegasinc.com\/news\/2011\/aug\/17\/caesars-hopes-facility-provides-link-community\/\" target=\"_blank\" rel=\"noopener\" class=\"broken_link\">expensively perfuming both<\/a> of those pigs. The IP&#8217;s public areas will be prettified. If you&#8217;re <a href=\"http:\/\/www.vegastripping.com\/features\/feature.php?feature_id=222&amp;page=5\" target=\"_blank\" rel=\"noopener\" class=\"broken_link\">hoping for upgraded hotel rooms<\/a>, sorry but <a href=\"http:\/\/www.ratevegas.com\/blog\/2011\/08\/thoughts_on_lin.html\" target=\"_blank\" rel=\"noopener\">that&#8217;s a long way down the road<\/a>. <strong>Bill&#8217;s Gamblin&#8217; Hall<\/strong> will be re-rebranded as something upscale-ish and, gosh knows, Caesars owns a clutter of unused or underused brands, having swallowed most of its competitors whole. Perhaps <em>S&amp;G<\/em> should hold a contest for the best new names for the Imperial Palace and Barbary Bill&#8217;s. Each winner gets a free copy of <em>Eating Las Vegas<\/em>!<\/p>\n<p><strong><img loading=\"lazy\" class=\"alignright size-full wp-image-7394\" title=\"OSheas\" src=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2011\/08\/OSheas.gif\" alt=\"\" width=\"300\" height=\"225\" srcset=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2011\/08\/OSheas.gif 300w, https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2011\/08\/OSheas-150x112.gif 150w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/>The timidity of Linq<\/strong> certainly squares with Caesars&#8217; mixed message about who it&#8217;s trying to attract. <a href=\"http:\/\/www.vegasinc.com\/news\/2011\/aug\/17\/caesars-hopes-facility-provides-link-community\/\" target=\"_blank\" rel=\"noopener\" class=\"broken_link\">We&#8217;ve heard professional thirty- and fortysomethings<\/a>, we&#8217;ve heard &#8220;younger, hipper visitors&#8221; (<em>read<\/em>: douchebags, beer bottles brandished on high) and we&#8217;re hearing that Caesars wants to hang onto the blue-collar O&#8217;Shea&#8217;s crowd. That sounds like a lot of cakes to have and eat simultaneously. Interestingly, the product offerings &#8212; vague though they are &#8212; <a href=\"http:\/\/www.ratevegas.com\/blog\/2011\/08\/linq_details_st.html\" target=\"_blank\" rel=\"noopener\">are explicitly <em>not<\/em> targeted<\/a> to those visitors over the age of 46 who will still represent 48% of the city&#8217;s tourist base by 2015.<\/p>\n<p><img loading=\"lazy\" class=\"alignleft size-thumbnail wp-image-1486\" title=\"Aria Vdara\" src=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2009\/12\/Aria-Vdara-117x150.jpg\" alt=\"\" width=\"117\" height=\"150\" srcset=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2009\/12\/Aria-Vdara-117x150.jpg 117w, https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2009\/12\/Aria-Vdara-234x300.jpg 234w, https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2009\/12\/Aria-Vdara.jpg 473w\" sizes=\"(max-width: 117px) 100vw, 117px\" \/>Not having been to <strong>The Grove<\/strong>, the project on which Caruso hangs his hat, I cannot say how well a downsized version of the same thing will jibe with the <strong>Las Vegas Strip<\/strong>. However, after the <strong>Crystals<\/strong> boondoggle, anything counts as an improvement. One of several points in Linq&#8217;s favor is its design. Unlike <strong>CityCenter<\/strong>, Linq won&#8217;t require a massive behavioral change by Vegas visitors to draw lookie-lous. It&#8217;ll be right on the Strip, not a block away and up a man-made hill. It&#8217;s a praiseworthy goal to recruit 30-40 restaurants and stores <em>totally new<\/em> to Las Vegas. I&#8217;m skeptical only because so many of the former and latter are already here. Brand-new brand names may be scarce on the ground. But anything that bespeaks &#8220;affordable&#8221; is going to be welcome on the present-day Strip. As for what&#8217;s coming in the immediate future, there seem to be a few concessions made to America&#8217;s newfound frugality.<\/p>\n<p><strong><img loading=\"lazy\" class=\"alignleft size-full wp-image-7395\" title=\"griffin-pic\" src=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2011\/08\/griffin-pic.jpg\" alt=\"\" width=\"300\" height=\"200\" srcset=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2011\/08\/griffin-pic.jpg 300w, https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2011\/08\/griffin-pic-150x100.jpg 150w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/>As for Linq becoming<\/strong> an urban gathering place for locals, that&#8217;s the one idea which seems completely off the beam. Las Vegans generally don&#8217;t go to the Strip for casual dining, let alone for retail, and if they changed their behavior because of Linq (highly unlikely), the existing parking facilities <a href=\"http:\/\/www.ratevegas.com\/blog\/2011\/08\/simpson_on_vega_27.html\" target=\"_blank\" rel=\"noopener\">would scarcely be adequate<\/a>. Locals just aren&#8217;t going to tangle with Strip traffic &#8212; and Strip prices &#8212; when they could go to <strong>Town Square<\/strong> or <strong>Fremont East<\/strong> instead. Although I&#8217;m unable to get into specifics, one-on-one I&#8217;ve found Loveman obtuse on matters regarding Las Vegas <em>per se<\/em> and doubt his sense of &#8220;community&#8221; transcends more than two blocks either side of <strong>Las Vegas Boulevard<\/strong>. It&#8217;s another <em>faux<\/em> downtown for tourists, not a game changer.<\/p>\n<p><strong>If it weren&#8217;t<\/strong> for Caesars LBO insanity, we might be discussing something really bold. Instead, this really is (to repeat a phrase) The Next Little Thing, a whole lotta tinkering around the edges. Oh, and remember when $550 million was supposed to be sufficient to build Project Linq <em>and<\/em> complete the Octavius Tower? A half-billion just doesn&#8217;t buy what it used to.<\/p>\n<p><strong><img loading=\"lazy\" class=\"alignright size-full wp-image-7396\" title=\"Greek Isles\" src=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2011\/08\/Greek-Isles.jpg\" alt=\"\" width=\"300\" height=\"204\" srcset=\"https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2011\/08\/Greek-Isles.jpg 300w, https:\/\/www.lasvegasadvisor.com\/stiffs-and-georges\/wp-content\/uploads\/2011\/08\/Greek-Isles-150x102.jpg 150w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/>At least Caesars has several billion<\/strong> reasons for its yes-no-maybe stance on redeveloping its ramshackle Strip holdings. At the opposite end of the spectrum is analyst <strong>Bill Lerner<\/strong>, who took a header off the deep end earlier this month. In a report entitled <em>Carpe Diem<\/em>, Lerner predicted that despite the Strip having more hotel rooms (<a href=\"http:\/\/www.travelweekly.com\/Travel-News\/Hotel-News\/Hotel-recovery-suggests-turnaround-in-Las-Vegas\/?a=hotels\" target=\"_blank\" rel=\"noopener\" class=\"broken_link\">particularly at the high end<\/a>) than ever before, it would &#8220;experience unprecedented levels of occupancy,&#8221; driven by &#8220;plausible&#8221; closures of the former <strong>Greek Isles<\/strong> (now the <strong>Clarion Hotel &amp; Casino<\/strong>), as well as <strong>Station Casinos<\/strong>&#8216; <strong>Days Inn Wild Wild West Gambling Hall<\/strong> and the <strong>Las Vegas Hilton<\/strong>. Currently, we&#8217;re running 84-87% full and ADRs would have to increase more than 25% to fulfill <a href=\"http:\/\/www.lvbusinesspress.com\/articles\/2011\/08\/01\/opinion\/columnists\/stutz\/iq_46076495.txt\" target=\"_blank\" rel=\"noopener\">Lerner&#8217;s roseate prophecies<\/a>.<\/p>\n<p>Lerner&#8217;s self-described &#8220;realistic analysis&#8221; has a sudden tsunami of prosperity lifting all boats to such an extent that he deems it &#8220;unlikely&#8221; that a redeveloped <strong>SLS Sahara<\/strong> <em>won&#8217;t<\/em> reopen by Dec. 31, 2015 and\/or <strong>Boyd Gaming<\/strong> completes some of <strong>Echelon<\/strong> over the next four years <em>and\/or<\/em> <strong>Carl Icahn<\/strong> does the same with <strong>Fontainebleau<\/strong>. Hoo boy!
