Hi-rise living in Las Vegas

I still have a good 15 years before I retire but I sometime think about shacking up in one of the Las Vegas hi-rise condo complexes.  They seem to be pretty well priced compared hi-rises in other cities.      Most of them include awesome ammenities like state of the art fitness clubs, luxury pools, 24 hour security, spas, lounges with free coffee...

 

But I've heard intermittant stories of how AirBnB  is a nightmare for residents in these places.     Tourists toss cigarette butts over the balconies only to have them land on yours 3 stories below.....or worse they barf over the edge of the balcony with the same effect.    And its just noisy having drunk yahoos running up and down your hallway at all hours of the night.     

 

Does anyone live in one of these places and want to share the pros and cons?

Haven't done so, but things I would want to know:

 

1. Can you get a top floor unit? (to avoid those sig butts and throw up)

2. Kids?  (Kid/teen free would be a bonus)

3. How many families allowed per unit?  

4. Maintenance fees?

5. Non-smoking property-wide would be another bonus.

  I would look for a house with a 2-3 car garage,with a work shop.Also,near a Home Depot.

Downtown or near the strip?Not in Las Vegas at all?

2 BR,2 bath? 1,000 sq. feet?Maybe more.

Generally the rule is higher floors demand a higher price....you're paying for the view after all.

 

Kids generally aren't an issue as the hi-rise condos tend to be small.   Many are onyl studios or one bedroom.   Even the two bedroom condos are only around 1200 sq feet usually.

 

Maintenance fees are high but you get lots included with them.....for example:   I looked at

Their HOA fee is ballpark $700/month (varies with the size of your unit).    That sounds insane at first but consider it includes free cable tv, high speed internet, water.....and then also subtract from that what you would spend otherwise on gym membership, pool maintenance, home security seystem, and pesticide service.    Suddenly that HOA fee is somewhat sane.

PJ, I like the look of the condos at One.  I'm glad you found out how much the maintenance fee is and what it covers, because those were burning questions in my mind. 

 

Also a few years away from retiring but maybe never too soon to plan/dream!
