Lake Las Vegas

My wife and I are getting kind of interested in buying a one bedroom condo in Lake Las Vegas and we were wondering what some of your thoughts and ideas are about the place. We have spent many nights out there and really like the village especially now that it feels like it is begining to pick up again. The casino not so much. Really like the resort atmosphere you get when there. Worried about such low cost to buy there and afraid it could open the door to lowereing the resort style clientel that are still there now. Opinions wanted but not looking for downright nasty and rude comments.
May I ask what your main purpose in buying is?

If for investment, I don't think Lake Las Vegas is a good bet. It was depressed even before the housing bust. Their big plans just didn't pan out.
Brian, We would be using this as a residence four or five months of the year.
I haven't been out there, so don't know what HOA costs might be? Thats a monthly cost you need to consider.

What about the water issue? Is that a problem of levels out there?

Have you considered over 55+ age commuinity? (IF you are??)

Is it Security Gated?
That would be a MUST for me, if I'm only there parttime.

We have a place that is Guard/Security gated, and then Remote gated after 5pm, once you are inside.
Golf course community. I would want that too.

The only people interested in buying out there are people like yourself...retirement property for snowbirds. The location is not condusive for locals who work in Vegas so its appeal is limited.

The "resort" quality you feel there is largely dependant on their ability to collect the annual dues from the properties. Corners will start getting cut and things will get run down in a hurry if they cant keep the coffers full. That would be my biggest concern.
HOA fees out there are close to $800/month for the condos. Banks won't carry a mortgage on them. I thought about picking a condo up myself a year or two back, but the HOA fees scared me off.
Had no idea their HOA was so High! Thats ridiculous! No Way!

Our monthly HOA is much-much lower & comes with tennis courts, huge Waterpark,
Rec center & gym classes, kiddie play areas, Golf course, etc.......
We get a helluva lot more bang for the buck there!!!
To me the main question is, will you and your wife feel comfortable and like living there?

They probably would L, but not at those prices. I think irishjames should contact
a local realtor, when they are seriously looking & see what their options are.
