Las Vegas real estate market....thoughts?

I could tell the difference. The wood railing on the left looks like the normal railings you see in tract homes. You did a nice job.

Thank you I appreciate that.

I would imagine that the new marble mosaic does look better. The picture angle made it look like vinyl tile on my end. I'm not a fan of wrought iron but that's a personal thing. Bamboo anything seems to be hot right now. It does look much more "classy".

Yea it is hard to see in the pic but here is a close up of the flooring. Needs to be cleaned but you can get a better idea. It looks much nicer in person.

The original black marble flooring was 12x12 tiles frome the early 90s. The new flooring is half inch by half inch marble mosaic tiles. You can't tell in the picture. Now that there is a chandelier above it the marble is much brighter also.

The entryway remodel includes:

New wrought iron stair rails
New real bamboo wood flooring on stairs.
Refinish banister to match bamboo
New chandelier with added dimmer switches and LED lights
New 3 tone paint
Marble mosaic tile floor
6" crown moldings
5 1/4" base boards replacing 3"
New bigger and more decorative door casings
New hinges, handles, and door hardware
New camera and alarm system
WiFi Nest CO2 and smoke detectors
WiFi Nest Thermostat

Is your flip finished? If so, do you have pictures of any changes to the kitchen and bathroom(s)?

When I look at some of the interiors of those places, the builders seemed to use the cheapest materials for counter tops, cabinetry, lighting fixtures, flooring, etc. Are those places starting to sell again?

Cookie cutter..UGH! When I first moved to the DC area it seemed that was a lot of what I could see, it detracted from the old established homes in such a drastic way Ka-ching..KA-chiing..Ka-ching, They were pumping out the houses hand over foot.
When you mention cheap materials, oh my gosh, I got a contract once installing all the cabinets in this one companys new condos, from Ashburn to Woodbridge. I was Young, didn't give a crap and started slapping cabinets in all these condos. Man, these cabinets and countertops were the biggeset POS's that ever came down the road. After that is when I was only going to do quality work and let my name go on it's own.

I really dig the new railing but I gotta say, not a fan of the-mosaic, not one bit..AT ALL. That will be one sunuvabitch and a half to keephalf way clean, it'll attract dirt like a magnet. Keep it mopped well, let the new owners deal with it.

Best of luck as always tho, I'm certai you'll do well.

I'm so sorry to say this but I don't think Tony was harsh enough. After looking at your pic, it looks more like 18's laid down(more vinyl, not marble/granite). I'm not even sure grout would improve it. I'm certain this is just an outsiders opinion and the product looksmuch better up close, Wish you best of luck for sure Robert!

I honestly don't think you can tell the quality of the material via these pics. But at $20 a sqft it is definitely is not vinyl lol ....it's carrera marble mosaics...these pics show some of the other marble pieces on the face of the step and the decorative mosaic trim pieces.

@Roulette Man it is almost done we are buttoning up the interior. Below is a before and after pic of the Master bathroom. I will get pics of the other bathrooms and kitchen for you. In the Master Bathroom we:
-installed new clawfoot tub
-new sinks
-new towel racks, faucets, robe hook
-crown modelings
-3 tone paint
-new marble slabs on the fireplace, walls, counters, and shower
-we rebuilt shower, made it bigger, new 12" rainhead, new shower head, new digital interface with digital valve (everything is controlled via the digital key pad there are not handle/manual valves). Built bench, installed new glass door and frameless glass walls.
-Marble mosaic flooring in and out of shower.
-3 chandeliers, with dimer switch and LED bulbs.
-New toilet
-refinished the cabinets
-new base boards
-removed gold brass from fireplace

Sorry for the low quality pics from my phone. Once it is complete we will have it cleaned and professional photos taken.

I like every upgrade but that floor. Even close up it is ugly. Great work though.
