Q:

What’s up with the “new” parking lot at Las Vegas Blvd. & Harmon? I understand it’s a stalled Fertitta project; what are the plans for this prime location, other than this placeholder (and kinda weird) parking lot?

A:

We imagine that only Houston billionaire Tilman Fertitta knows for sure what he plans to do, and when, if ever, with his $270 million six-acre parking lot at the corner of the Strip and Harmon. (It's $15 for up to three hours of parking, in case you're curious, though that's just a suggestion, same as at OYO. Last we looked, there were no gates, ticket machines, or attendants, just a QR code to scan and pay.)

Fertitta is currently the ambassador to Italy and San Marino (a microstate surrounded by northcentral Italy; it's the fifth-smallest country in the world, with a population of 34,042, and the world's oldest republic). So his presence and attentions are halfway around the planet. Indeed, he appointed his ex-wife Paige to take his place as the director and president of Fertitta Entertainment; she was licensed by Nevada regulators a couple of months ago. 

After buying the property, Fertitta applied for and received approvals for a megaresort project with a 43-story 2,420-room hotel-casino,  then demoed all the buildings -- a Travelodge, souvenir shops, tattoo parlor, and Tex-Mex restaurant -- on the parcel.

County officials granted one extension for the approved project and Fertitta Entertainment had until this Oct. 19 to begin work on the hotel-casino. 

But late last month, Fertitta Entertainment announced that the megaresort has been canceled. Fertitta owns 13 million shares of Wynn Resorts stock, valued at $1.4 billion, and is Wynn's largest shareholder. Thus, according to the statement, building a competing high-end resort only a mile or so down the street would be "a conflict of interest." So the vacant property will remain a parking lot for the foreseeable future.
