Looking at the property map for where the Sphere is going it looks a little odd that Wynn has the outer perimeter of the lot and Sands basically has the interior. How did that setup on property lines occur?
The MSG Sphere is a 360-foot-tall 18,000-seat spherical performing-arts venue, being built by the Madison Square Garden (MSG) Company on an 18-acre site south of Sands Avenue and east of Koval Lane on a sort of interface between the Venetian/Palazzo and Wynn/Encore.
As for how that happened, it was all in the timing.
Las Vegas Sands purchased its land in May 2004, transferring it to the Venetian in 2008.
Wynn Resorts didn't secure the surrounding Sunrise Apartments real estate until July 2004, beaten to the punch by Sands CEO Sheldon Adelson by two months. Hence the presence of the MSG Sphere in middle of Wynn Country.
The Sphere site’s title has been transferred again, by the way, to “Sands Arena Landlord” (a.k.a. Adelson), no value attached. Perhaps you could say it’s priceless.
Unlike Allegiant Stadium, Resorts World, and Circa, the Sphere halted construction on March 31, citing supply-chain disruptions. There's been no indication since then as to when the project would resume, but company executives said they no longer expect it to be finished by next year, as originally scheduled.
