Q:

Following up an earlier QoD, exactly where is Station’s 45-acre plot near Inspirada and what if any target date does Station have for breaking ground and for completing the project?

 

A:

The master-planned community of Inspirada is located in southwest Henderson, just south and east of M Resort about 15 miles south of the airport. It was established in 2007 and is approved for 8,500 homes; when built out, it will include, among many other amenities, 35 miles of hiking trails. 

The 45 acres owned by Red Rock Resorts are located around the intersection of Via Inspirada, the main road through the subdivision, and Bicentennial Parkway, a mile-long road that connects Inspirada with Anthem, a huge upscale subdivision in southern Henderson (nearly 5,000 acres and up to 13,000 homes). Consistent with the Station Casinos' playbook, the land it owns is in a fast-developing portion on the outskirts of Las Vegas Valley. 

As for when the locals casino company might start building a casino there or even announce its plans, Station Casinos has been completely noncommittal. Indeed, it has only recently said that Inspirada was the next casino in its pipeline, after Durango Station, the $750 million hotel-casino under construction in the west valley, with which the company has its hands full currently and will for the next couple of years. 

Of course, as soon as we hear anything about Inspirada, we'll let you know.

    Life is unthinkable without a nearby casino
    How times have changed. About twenty years ago, we were shopping for houses in Henderson, and one mandatory feature of every real estate listing was to show the nearest casino(s), with concentric circles radiating outward like a map of a nuclear blast zone, color coding and everything. The clear implication--and there was an actual law about this for all I know--was that proximity to a casino was something that prospective home buyers needed to know about, like being near a strip club, a cemetery, or a Superfund site.
    
    Now, an absolutely vital element of any large suburban development in Vegas is that it will be graced by a glittering new (usually Stations) casino. Stations is basically abandoning the peasantry (RIP Fiestas and others in un-gentrified areas) to build pleasure palaces for the nouveau riche who will come thundering in from L.A., clutching bushel baskets full of money from the sale of their overpriced houses. Ah, capitalism.

    Bridge Out 3 Feet!
    Has anyone even given a thought as to where these people are going to get a drink of water?
     How about Air Conditioning and power to recharge your new EV when Hoover Dam no longer functions? 
     Does anyone really think the solar effort (panels, wind and falling water) will make any real difference? If you think prices and availability are high and sketchy now, this is only a warmup.
